Keep more of what you earn.
See exactly how the cap works.

At eXp Realty you pay a fixed amount to the brokerage each year, then keep the rest of your commission (less flat per-deal fees) for the remainder of your year. Here is exactly how it works, including the fine print.

  • $16,000Most you pay in splits per year
  • $250Flat fee per deal after you cap, then $75*
  • $149To join, includes your first month
  • $85Monthly cloud brokerage fee

The cap, explained

You split commission until you hit $16,000. Then the split stops.

eXp starts everyone at 80/20: you keep 80% of each commission, and 20% (the "company dollar") goes to the brokerage. Once your company dollar reaches $16,000 in your anniversary year, you are capped. That happens at about $80,000 of gross commission income.

After that you keep 100% of each commission, less a flat $250 per transaction. After you have paid $5,000 of those fees, it drops to $75 per transaction for the rest of your year. Your cap then resets on your anniversary.

  • The split is the same for everyone, whatever your production.
  • The cap is the same in every market, from Vista to Beverly Hills.
  • No franchise fee and no desk fee.

*After the cap you still pay the per-transaction fees described below.

Equity and revenue share

Other programs, explained by eXp, not by me

eXp offers optional programs beyond commission, including agent equity awards and a revenue share plan. Terms, eligibility and risks are set by eXp and can change, so I do not summarize them here. Read eXp's official materials, and ask me anything, before you decide.

Do not join eXp because of stock or revenue share. If the commission math in this page does not work for your business, nothing else should change your mind.

Cloud brokerage

A brokerage built for agents who work anywhere

There is no office lease baked into your split. For $149 to join and $85 a month you get the cloud brokerage tools, a training library, and support. New agents also get a mentor program with an experienced agent on their first deals.

eXp is virtual-first, and runs its own virtual campus. If you want to be in a branch office every day, read the section below.

The fine print, up front

Every cost, so nothing surprises you

Commission split80/20 until the $16,000 cap
After the cap$250 per deal, then $75 after $5,000 in those fees
To join$149, includes your first month
Monthly cloud brokerage fee$85, not credited toward the cap

eXp tends to fit you if

  • You produce enough that the cap saves real money
  • You are comfortable working virtually
  • You want a flat, published fee structure
  • You want a lean brokerage with no desk or franchise fees

Think twice if

  • You want a staffed branch office and in-person floor meetings
  • You close only a few deals a year, so $85 a month adds up
  • You are weighing a move mainly for equity or revenue share income

Questions

Straight answers

What does it cost to join?

$149 up front, which includes your first month. After that, $85 a month plus the per-deal fees in the table above. There is no franchise fee and no desk fee.

When exactly do I hit the cap?

When the 20% company dollar from your closed deals adds up to $16,000 in your anniversary year, which is about $80,000 of gross commission. Your year starts on your join date, and the cap resets then.

What do I pay after I cap?

$250 per transaction, dropping to $75 per transaction after you have paid $5,000 in those fees, plus the review and risk-management fees. You keep the rest of each commission.

Can I keep working with my current clients and listings?

Yes, but moving brokerages has rules around listings and pending deals. I will help you plan the timing so nothing is disrupted. Your current brokerage agreement and California law control.

Do you earn something if I join through you?

Yes, and I want you to know that. As your sponsor I may receive revenue share from eXp. It does not change what you pay. Under eXp's policies the sponsor is whoever you say most influenced your decision to join, and you are free to name someone else or compare other brokerages first. I offer no cash, gifts or other incentives to join.

Can I read eXp's agreement before I apply?

The Independent Contractor Agreement is part of eXp's own application, so you review and sign it there. I do not republish it here because eXp controls its current version. Ask me or eXp for a copy first if you want to read it ahead of time.

Does the application go through you?

No. You apply on eXp's own site, and your information goes to eXp. I only see what you choose to share with me through the form below.

Is this guaranteed income?

No. Real estate income depends on your own work. Equity and revenue share are optional programs run by eXp, not promises.

Is this an official eXp Realty page?

No. It is a personal page by an independent eXp agent. eXp's current written policies and your agreement with eXp control over anything here.

Ready to apply? Start on eXp's own application

You create your account, enter your license details, review the Independent Contractor Agreement and e-sign it on eXp's site.
